The Lake Anna real estate market is showing steady strength as we head into the spring season. Demand is consistent, inventory remains relatively low, and prices are holding firm.

Here’s what’s happening right now:

Waterfront Properties:
Still the most competitive segment. Homes with private docks and big views are in demand. Properties priced under $1.2M with strong water access are seeing the most attention.

Water-Access Homes:
A sweet spot for buyers this spring. Homes with deeded boat slips in neighborhoods like Maple Springs, Windwood Coves, or The Waters are attracting buyers who want lake lifestyle without the price of direct waterfront.

Off-Water Homes:
Appealing to full-time residents or those with lower budgets. Homes under $500K near the lake are selling best when updated and priced fairly.
