BUYER SUCCESS STORIES

Buyer-Success-Stories

In a serendipitous turn of events, David and Andrea’s journey to find their dream home at Lake Anna became a remarkable success story. Referred to us by a local, they had a clear vision, seeking a home in a specific neighborhood where family and friends resided. Despite a setback with a multiple-offer situation on their first choice, we persisted. During a chance visit to another property, a spontaneous decision to go door knocking led to a conversation with a neighbor who revealed that a nearby house was about to hit the market. Seizing the opportunity, we approached the homeowner, toured the home, and swiftly crafted an offer. To everyone’s delight, the offer was accepted on the spot. In a matter of days, D and A went from disappointment to elation, securing not just a house but a perfect match for their aspirations—a true Lake Anna gem with the added bonus of a spacious garage.

Experience

Meet Tim and Laura, a couple fueled by a profound desire for change and proximity to work. They yearned for a home closer to Richmond, driven by the need to create a better balance between their personal and professional lives. Referred to us by a Lake Anna realtor, they entrusted us with turning this dream into a reality. In just three days, we sold their cherished Lake Anna home for more than they imagined, and in the process, found them a new haven that perfectly aligned with their aspirations. Overcoming obstacles, they smoothly transitioned, closing on their home sale, enjoying a moving timeline that lined up perfectly for them, and using the proceeds to fuel their next chapter. Their journey isn’t just about a change of address; it’s a testament to the power of dreams and the pursuit of a life well-lived.

BUYING TIPS & FAQs.

What’s the first thing to do when you want to buy a home?

When you want to buy a home and need a loan, the very first step is to get something called “pre-approved.” It’s like getting a thumbs-up that you can borrow money to buy a home. This tells everyone that you’re serious about buying a house. You might need this pre-approval before you can even visit a house or make an offer.

This pre-approval helps you know how much money you can use to buy a home. It’s like knowing your budget, so you don’t waste time looking at homes that cost more than you can afford. It also helps you avoid getting your hopes up for a house that’s too expensive.

The people who lend you money will also explain how much you need for a down payment and other costs. They can even help you improve your credit score if it’s not so great.

The M Group collaborates with several preferred Lenders who can guide you through this process.

Can I sell my current home and buy a new one at the same time?

Yes, you can do this, but it’s a bit tricky. You need to be super organized and talk a lot with everyone involved. We sometimes do what’s called “back-to-back” deals, where you sell one home and quickly buy another. It can work, but everyone has to be on the ball.

You should talk to one of our real estate agents, who helps with buying and selling homes. We can guide you through the process.

Why should I buy a home instead of renting?

Buying a home can be smarter than renting because when you buy, you’re investing in your future. When you rent, you’re basically helping your landlord save money for their future. Plus, buying a home comes with financial perks like tax breaks and building up something called “home equity,” which is like savings.

You can also buy a home with a small down payment or even get some help with the down payment from grants.

What do I do after getting pre-approved for a loan?

Great job on getting pre-approved! Now, we’d love to help you find your new home. We’ll talk with you to understand what you want in a house. Then, we’ll narrow down the homes that fit your wishes and budget.

Our team can even show you houses that are not listed online, so you get more options. We’re quick to respond, and we work around your schedule to show you homes.

What happens when I find the perfect home?

Once you find the home you love, timing is crucial. Our team uses the latest technology to quickly create an offer for the house, and you can sign it using your phone or computer. We work even after normal work hours to help you. We’ll also figure out the right price to offer by checking the market’s value. In this market, houses can sell quickly, and multiple people might want the same house. We know how to make your offer stand out, and we have the experience to help you get your dream home.

What is an earnest money deposit?

When you want to show the seller that you’re serious about buying a home, you can make something called an “earnest deposit.” It’s like a promise that you’ll follow through with your offer.

Usually, this deposit is around 1% of the home’s price, but if money is tight, you can offer less. The more you put down, the more serious you seem to the seller. You need to pay this deposit immediately after agreeing on the deal, the details will be outlined in your agreement. It goes to a special company and comes back to you when you close the deal. If something goes wrong and the deal falls through, you usually get your deposit back.

Should I do any inspections?

The common inspections seen in this area are home inspection, radon test, well inspection, water potability test, and septic inspection. Inspections are important, even if you’re excited, because it helps you avoid unexpected issues. Your agent will work with you to craft an offer that works for you which will include discussing these inspections. After your offer is accepted, if you choose to do an inspection, in your agreement to purchase it will detail how much time you have to perform the inspections. This is when you hire a home inspector to look at the house and check for any problems.

Home inspections tend to cost between $400 and $800, depending on how big the house is and what it includes (like a pool) or added radon test. Well inspections tend to cost between $300 to $700, depending on the company used and service provided. Septic inspections tend to range from $300 – $1000 depending on the type of inspection and company used. Water potability tests usually cost around $150 – $300 depending on the company used.

How soon can I get the keys to my new home?

Usually, it takes about 30 to 45 days to finish all the paperwork and get your new home. This gives you time to check everything and make sure your loan and home value are good. All cash deals can close much sooner because there is no lender involved. A date will ultimately be agreed to between you and the seller on what the timeline is to close and get you the keys to your new home, so you will have a target date to make plans around.

What is an appraisal?

An appraisal is like a report card for the house you want to buy. It tells the bank how much money they can lend you for that house. An independent person, not connected to the buyer, seller, or lender, does this report. It’s important because it makes sure the house’s value is fair.

The lender asks for the appraisal, but you pay for it.

How much does it cost to hire a Realtor when buying a house?

Usually, when you buy a house, you don’t have to pay a fee to your Realtor. There are two agents in most home sales: one for the seller and one for the buyer. In Virginia, where we work, it’s often the seller who pays the Realtor’s commission.

Having a Realtor is important because they understand your needs and help you through the process. We’re experts in making sure you get the right deal.

Should I use my friend or relative as my Real Estate Agent?

You might know a lot of Realtors, including friends and family who just got their real estate license. It’s tempting to help them out, but buying or selling a home is a big deal. You want someone experienced to guide you.

When you’re making such a huge financial decision, it’s smart to work with someone who knows what they’re doing. Even if your friends and family ask to be your agent, it’s better to choose someone with more experience. Think of it like making a business decision for your family’s future.
