Waterfront Homes

  • Direct lake frontage, usually with a private dock
  • Pricier, but offer the best views and full lake access
  • Prices typically range from $750K to $3M+
  • Ideal for buyers who want boating, swimming, or fishing right from the backyard

Water-Access Homes

  • Not directly on the water, but include lake access through a shared community lot
  • Most come with a deeded boat slip or access to a marina
  • Prices range from $350K to $700K
  • Perfect for buyers who want the lake lifestyle without paying waterfront prices

Off-Water Homes

  • Near the lake, but no private or deeded lake access
  • More affordable, with homes starting in the low $200Ks
  • Great for full-time residents or buyers who plan to use public marinas

  • Taxes vary slightly by county—Louisa typically has the lowest
